1.2 Contractor – Small buildings

This subclass authorizes construction work related to:   

• buildings not subject to subclasses 1.1.1 and 1.1.2 but governed by Part 9 of the 1995 National Building Code of Canada (CNRC 38726), as adopted in Chapter 1 of the Construction Code (chapter B-1.1, r.2), regardless of exemptions provided for in section II of the Regulation respecting the application of the Building Act (chapter B-1.1, r.1)
• buildings subject to subclasses 1.1.1 and 1.1.2 as well as Part 9 of the National Building Code, but only if said work is subcontracted by the holder of a subclass 1.1.1 or 1.1.2 licence. 
• tents subject to paragraph 2 of article 3.4 of the Regulation respecting the application of the Building Act.    
• It also authorizes construction work included in subclasses 2.6, 3.1, 4.1, 5.1 and 6.1 of Schedule II, when said work relates to a building or tent governed by this subclass.  

Finally, it authorizes similar or related construction work.

Additional explanations

This subclass is included, in its entirety, in licence subclass 1.3.   

This general contractor can bid on, carry out or have carried out all construction work on buildings of any type, i.e., residential, commercial, industrial, or public whose construction standards, with the exception of agricultural buildings and other exclusions, found in Part 9 of the National Building Code as modified. 

Part 9 of the 1995 National Building Code of Canada applies to buildings with no more than 3 storeys and a building area of no more than 600 m² and designed for the following main purposes:

• A of Group C, Housing
• B of Group D, Business establishments
• C of Group E, Commercial establishments, and  
• D of Group F, Divisions 2 and 3, average and low-risk industrial establishments.

Tents subject to paragraph 2 of article 3.4 of the Regulation respecting the application of the Building Act are those used outdoors: 

• A as housing, care or detention establishments with a floor area of 100m² or more
• B as assembly or commercial establishments with a floor area exceeding 150 m² or which can accommodate more than 60 occupants.

Note: While articles 3.3 and 3.4 of the Regulation respecting the application of the Building Act were recently removed, their contents were integrated in articles 1.04 (equivalent to former art. 3.3) and 1.03 (equivalent to former art. 3.4) of the Construction Code. Consequently, work covered by this subclass remains unchanged.

This subclass allows the licence holder to carry out construction work included in the following subcategories when it relates to a building or tent governed by this subclass (1.2): 

• 2.6 Piles and special foundations
• 3.1 Concrete structures
• 4.1 Masonry structures
• 5.1 Metal structures and prefabricated concrete elements
• 6.1 Wood structures
