In 1999, the Québec government made the Guarantee Plan for New Residential Buildings mandatory. The Plan ensures that your contractor meets the legal and contractual obligations set out in the Regulation respecting the guarantee plan for new residential buildings.
The Guarantee Plan for New Residential Buildings covers all new houses and many new condominiums.
For the Plan to apply, the construction contractor must hold an RBQ licence and be accredited with Garantie de construction résidentielle (GCR), a non-profit authorized by the government to manage the Plan.
In short, if you buy a covered building built by an accredited contractor, you’re automatically protected.
The Plan includes protection of your partial payment to the contractor (up to $50,000) and a warranty against construction defects if declared within the specified period:
