How can I take advantage of it?

The Guarantee Plan for New Residential Buildings covers all new houses and many new condominiums

For the Plan to apply, the construction contractor must hold an RBQ licence and be accredited with Garantie de construction résidentielle (GCR)This link open an external website of the Régie du bâtiment du Québec in a new window., a non-profit authorized by the government to manage the Plan.

In short, if you buy a covered building built by an accredited contractor, you’re automatically protected.

What protection is available?

The Plan includes protection of your partial payment to the contractor (up to $50,000) and a warranty against construction defects if declared within the specified period:

  • apparent and non-apparent defects and poor workmanship 
  • latent defects
  • faulty construction or production
  • unfavourable nature of the ground.
